Please:

For a complete and through home inspection please make sure to:
  1. Make sure all utilities are turned on - gas, water, electric.
  2. Make sure that the attic access entrance(s) is not obstructed.
  3. Make sure that the electrical breaker panel(s) are accessible so that the cover can be removed.
  4. Make sure that all utility closets are accessible.
  5. If the inspection is for a NEW HOME contact the builder and remind them to have the appliances operable at their normal operating controls, IE, stove, thermostat, etc. (The furnace and stove may require bleeding all the air out of the gas lines, and resetting the furnace at the unit to insure operation.)
I strongly encourage the buyer attend the home inspection, even if you can only partially attend. All questions are valid and encouraged. I work for you. Average inspection time is 3 to 5 hours depending on age and size of home. You will be given a hard copy of the report, and emailed the, "Summary of Repairs" with a COST ESTIMATE.
